How it works
No Need To Join or Sign Up
Unlike some sites which insist you join or sign up before you begin, you can search for a home immediately. Just go to our "home search" page to access our extensive database of properties. Choose what criteria you'd like to search with and view your results. If you want to find out more about a property, find similar properties in a particular area, or take advantage of the other services we offer, just fill in the "Ask Agent" inquiry form for the property of interest.
Registration
Registration is free and easy. Just fill in the form to benefit from our commission rebate if you are buying, or to post your property for sale for free.
MiCasaRed Agents are different for two reasons
Firstly, MiCasaRed Agents are not paid commissions. Their pay does not depend on whether you buy a home. Instead, they are paid a salary, with a bonus that depends on the quality of service they provide to our customers. So there's never any pressure. They don't just want you to buy any home; they want you to buy the home that's right for you, when it’s right for you. Once you have found the home of your choice, our agents are here to help make the process of buying your new home as professional and as pleasant as possible.
Secondly, our agents are available by email 7 days a week to help you with whatever you need to buy your new home. Providing you with first class customer service - not selling - is our focus.
Ready to Buy
While pre-approval for a mortgage is not required to make an offer we believe it gives you added credibility. If you have already found the home you want, you may secure a pre-approval for a home loan through our mortgage advisors who deal with all the major banks and financial institutions to give you the best deal.
Still Looking
If you are still looking for your new home, you can search our extensive database, or send us your requirements so that our homefinder service can do the job for you. You can choose to be notified when new listings appear that match your search criteria. If you have found details of a property on the internet, then let us know, and our agents will do the rest for you.
Viewings
It is easy to request a viewing of a home that you have found online. Simply fill in the request form and we will make the necessary arrangements, notify you of the details, and guide you through the process.
Make an Offer
When you are ready to make an offer on a home, simply contact us with the necessary information and we will submit it to one of our agents who will then deal with the seller on your behalf. For more information on the buying process and the costs involved see our Guide to Buying in Tenerife.
MiCasaRed Rebate
Once any offer has been accepted you will be notified of the commission that MiCasaRed is to be paid by the seller. Within 28 days after completion, homebuyers receive a cheque for 50% of MiCasaRed’s commission.
There is no maximum. If the seller pays us a commission, we share 50% of that amount with you. You never pay any commission to us.
How to Earn a MiCasaRed Rebate
We cannot represent you in the purchase of a property, if you are obligated to work with another agent on that purchase.
In order for us to receive a commission - and for you to receive a rebate - you should make it clear that MiCasaRed is representing you as your agent by following these steps.
In any dealings with the seller, inform them that MiCasaRed is your agent.
Schedule appointments to see homes through MiCasaRed.
Make any offer for the home through MiCasaRed.
How Commissions Work
When a seller contacts an estate agent to help sell their home, they negotiate the amount of the commission the seller will pay to the listing agent or include in the selling price. Normally, this commission is split between the listing agent and buyers agent.
Example:
If the seller pays a commission of 4% on a 400,000 € home, and the commission was split evenly between the listing and buyer’s agent, each agent would receive 8,000 €. If MiCasaRed received this, we would then pay the buyer 50% of our commission, or 4,000 €.
